1449 Harvard- Sheetrock and Roof

We’ve made a ton of progress at our Harvard Row project at 1449 Harvard St NW. The sheetrock is being installed now, and the building is really coming together. Next week, we’ll start installing the trim, and the following week will be cabinetry.

The new slate roof went up today. It looks white here, but it's actually a very dark gray.

In the rear, the balconies are nearing completion.

Inside, the insulation is complete and the drywall is underway.

Here is the rear unit with the drywall partially complete.

Paint- 1449 Harvard and 1120 Rhode Island Ave

We’ve started to paint the exteriors at both of our current projects. We went with colors from the historic colors collections at both McCormick and Benjamin Moore.

1449 Harvard was painted red, and also got new steps and a brick wall.

At 1120 Rhode Island, we started priming with the main wall color, which is a light grey

1120 Rhode Island Ave- Drywall!

Now that 2108 10th St- The Thompson- is all sold out, we’ve been working hard to get 1120 Rhode Island Ave and 1449 Harvard St NW finished and on the market. The sheetrock is complete on the top three floors at 1120 Rhode Island, and it looks awesome. The ceilings are so high in the building that the sheetrock contractor had to buy special stilts to get the boards up on the ceiling. His normal set was not tall enough. Our goal for next week is to paint and begin installing the trim and doors. At the end of the week, we’ll start the tile installation in the bathrooms.

The exposed brick will look great with the lights on in the building.

The turret in unit 7 is stunning.

Here's another shot of the turret. That scaffold is almost 11 feet tall and it doesn't even reach halfway up.

Unit 7 has a really unique balcony and circular window.

1133 6th St NW- Incorrectly Noted as Damaged Today

Three years ago, we restored and developed a condo building at 1133 6th St NW in Mt. Vernon Square near the Convention Center. Today, another developer was doing demolition work in the neighboring house, improperly removed critical support beams, and collapsed the entire roof and three floors of their building. Fortunately, no one was hurt and our past project was not damaged at all. Unfortunately, The Washington Post incorrectly listed the address of the collapse as our building at 1133 6th St NW and included a link to this website. You can imagine our surprise when we started receiving calls and emails from people who had seen the link and thought we were somehow involved with this debacle. The Washington Post finally corrected the story several hours later, but we just wanted to once again make it clear that we had absolutely nothing at all to do with this entire mess. If anything, this just shows how well we build our buildings- a neighboring attached building can completely collapse and not affect our project at all!

Our building is on the left- still looking great three years after construction. The collapsed house is to the right.

2108 10th St NW- All Sold Out!

It only took 5 days to sell out all 4 units at The Thompson Condominiums, located at 2108 10th St NW. It was a combination of gorgeous finishes, a great location and a solid marketing effort to get the word out. The penthouse sold even before the open house. Here is a sneak peek of the finished product- more pictures to follow shortly.

The terrace unit looks great with the dark cabinets and light floors.

Upstairs, we used the glossy white cabinets with a dark stained oak floor.

The front windows let in a ton of great light.

Harvard Row at 1449 Harvard- Progress

Our project at 1449 Harvard is a large one- almost 7000 SF- so it takes a little longer to see big changes than in one of our smaller buildings. That being said, things are moving along really well. We now have extra manpower with The Thompson finished (pictures coming soon!) and this building should be done within the next few months.

The siding is up on the South side and the painting is complete.

On the North side, we set up the scaffolding today to start the siding.

Inside, the electric, plumbing and HVAC is complete

The Newport Tower- Almost Ready for Sheetrock

We’ve been working hard to finish up all the rough-in work so we can install the drywall by April 15th. The basement concrete is done and we’re busy framing out the basement units. We are working around the clock and are right on track for a June 1st delivery date.

We dug out the new areaway, which also allowed us to install new plumbing to the street.

If you look closely, you can see all of the new electric, plumbing and sprinkler lines.

2108 10th St- The Thompson- Finishing Up

The project at 2108 10th St NW is nearly complete, and we should be 99% done within the next two weeks. The counters were measured earlier today and will be installed next week.

The cabinets are installed and covered up for protection.

The welders worked today to finish the rear spiral steps.

The bedrooms are all painted and trimmed out.

The Newport Tower- Moving Along

Things are looking great at the Newport Tower. We’re into the part of the project where the pictures don’t really do much justice to all the progress. However, we really are getting much closer to completion and should have the sheetrock up within the next three weeks.

The plumbers finished the ground work in the basement today.

A carpenter works here to install the wood trim around the exterior windows.

The Thompson at 2108 10th St NW- Final Stages!

At the Thompson Condominiums, we’re finishing quickly and will be done at the very beginning of April. Our hard hat tour last weekend was a huge success, and we already have a few interested buyers. Through today- Tuesday- 6 groups have reserved spots for next Sunday’s private tour, which is an excellent start to the week.

In the back, the decks are in place and ready for the steel posts.

The tile is all installed and ready for grouting.

Most of the hardwood floors are installed throughout.

The roof deck is almost installed.
